How to build a house yourself

We make sewers and plumbing using plastic pipes. The issues of heat and hot water are perfectly solved by a modern and inexpensive double-circuit gas boiler.

Pay special attention to electrical wiring inside the house. Its installation is better to entrust experts. Houses often burn because of problems with wiring.

Interior decoration – no limit to the imagination

Here everyone chooses for himself those design solutions that he likes the most and fit the price limit. Walls are cheaper to glue wallpaper. Linoleum is laid on the floor or inexpensive carpet. The bathroom is decorated with ceramic tiles. Materials for interior decoration a huge amount. Study, analyze, compare and make your final choice.

I am a self-builder: personal experience

FORUMHOUSE users advise how to build a country house on their own, and tell them how to reduce the estimate for construction.

The protracted crisis forced many developers to look at the housing issue from a different angle. The desire to save money, and at the same time acquire your own house, led to a surge in interest of the users of our portal to topics dedicated to independent construction. As practice shows, our users are taken both for the construction of sheds and for the construction of cottages according to the Tilt-up technology, which is rarely used among private developers.

Any practice begins with a theory. In order not to make mistakes in self-erecting a house, we recommend to listen to the advice of experienced FORUMHOUSE users who have real experience in self-construction. In today’s article we will answer the following questions:

  • What is the benefit of self-construction.
  • What is better: buy a project at home or make it yourself.
  • What materials do self-builders prefer to build at home from?
  • How to avoid mistakes in self-construction.

The advantages of self-construction

“It’s impossible to build alone, but on your own it’s very realistic.” This motto has become the catch phrase of many self-builders. So, it was firmly decided – to get your own home. How to do it? Before any developer, there are four possible solutions:

  1. Order the construction of a turnkey house in the company “with the name.”
  2. Find a foreman with the brigade and fully rely on him.
  3. Independently hire workers and, controlling their work, build a house.
  4. Build a house completely on your own.

Immediately leave the first option, as the most expensive, beyond the scope of this article. The second option at first glance seems to be beneficial, but if you dig deeper, it turns out that someone must control the foreman. This may be a specially hired technical supervision or, if the developer is confident in their building knowledge, he himself. In any case, it turns out a long chain: the workers-foreman-technical supervision-customer, and this (the first three links) additional cash spending.

If you fully rely on the foreman, not really delving into the construction processes, the result can be deplorable. Means (and considerable) are spent, and what and how is built is unknown.

Therefore, developers are often in a dilemma: what to choose – the third or fourth option. Many choose the third, considering it the most cost-effective. But is it really? It is necessary to understand that in this case, in addition to building knowledge (at least theoretical), you will have to become a supplier, technical supervision, a handyman (because you will most likely have to show the workers how to work properly) and, most importantly – supervisor of the “builders” hired by you.

This word is not accidentally quoted. Anyone who has built something at least once knows that it is worth a little loosening control, and the worker will start to do everything in his own way, without observing the technology, in the way it seems easier and better for him. He should point out a mistake, and you will hear in response: “But we always build like this, and nothing has yet collapsed!”

Opinion of FORUMHOUSE user Victor Borisov (nickname Victorprofessor ), who independently built a house of aerated concrete.

Viktor Borisov User FORUMHOUSE

I think that the “self-foreman + team of workers” option is the most inefficient method of construction. Since you will have to constantly be on the construction site and, in fact, stand behind all the workers you hired. Independently solve problems and do the most responsible work. At the same time, you constantly see that the workers do not shirk their work, do everything qualitatively, constantly push them, and all this for your money!

To control workers in the conditional mode “24 hours 7 days a week”, you will have to take time off or constantly ask for leave from work. You can put on the construction site surveillance cameras, allowing you to remotely monitor the progress of work. But these half measures do not guarantee quality.

FORUMHOUSE consultant Dmitry Kalinsky (nickname Dimastik25 ), independently built a house of aerated concrete.

Dmitry Kalinsky FORUMHOUSE Consultant

From my own experience, I can say that during construction I have to follow literally every movement of hired workers. I once asked my own to dissolve the inch on the slats, so they did not think of anything better than spreading the boards on aerated concrete and sawing boards with a chain saw together with blocks!

FORUMHOUSE member Vladimir Egorov (nickname Bobahina ). Independently built a house of aerated concrete.

Vladimir Egorov User FORUMHOUSE

Due to life circumstances, I set myself the goal – to build a house for 1 million rubles on my own. and live in it. Of course, it is difficult to build a stone house with a size of 10×7.5 m for this money, but to build a house for not more than 1.5 million rubles. – is quite real.

At once we will say that Vladimir managed to solve the task. He, along with the father-in-law and 1 laborer, built a house of aerated concrete in about six months and finished the first floor for his wife and two children to move. This allowed to get rid of the cash costs for rental of rental housing.

Vladimir appreciated the benefit of the squatter settlement by making a simple calculation and realizing where the money goes to the construction site and where it can be saved. This is a payment to the builders for the work.

I will give an example from life. 2 km from my village, in the next building, a 9×9 m house, made of aerated concrete, was built in 2 full floors. The house cost the owner 3 million rubles. Moreover, about 40% of this amount was spent on payment for the work of builders. Those. roughly, such a house could be built independently for 2 million rubles.

A fair question arises – why would anyone pay money for the work, if without your direct participation the construction stops, or the workers begin to make a mess. Of course, building a house by yourself, involving relatives in the process, or occasionally using hired laborers in simple jobs, the construction of a house can be delayed. The construction worker will have to give all his free time and energy, but the result and the quality of work will be at a completely different level. After all, you build for yourself!

I will say right away, before the start of the construction of the house, I did not have any construction experience. I absolutely did not understand building technologies. I had to learn everything.

For reference, we present the main characteristics of the house built by Victor:

  • house dimensions – 8.5х10.5 m;
  • height – 4.2 m;
  • total area – 72 square meters. m;
  • ceiling height – 3 m;
  • the foundation is a slab reinforced with composite reinforcement;
  • walls – D400 aerated concrete, 375 mm thick, plastered on both sides;
  • ceiling – prefabricated monolithic reinforced concrete with insulation;
  • the roof is flat.

The total construction budget: including the purchase of furniture, installation of the heating system, water supply, sewage, construction of a summer kitchen and landscaping of the site, amounted to 2 million rubles.

At first glance, it seems that the amounts voiced in today’s life realities are fantastic, but with the right approach, everything will work out. This requires:

  • Choose a suitable cottage project.
  • Understand what material is better to build a house.
  • Find out what is behind the ground on the site (this is needed to calculate the basement construction).
  • Calculate the estimate and estimate your strength.
  • Consider which physically difficult stages (for example, trenching, pouring arm-belt, installing a truss system, lifting boards to the roof) should be brought in by assistants or hire laborers.

It is often more profitable for earthworks to hire equipment and do everything in 2-3 hours than to pay larger sums and spend more time with manual labor.

  • Understand where and how you can save further, for example, by ordering building materials in the winter with seasonal discounts, or find out what wall materials are produced in your area.

So, having decided to build a house on our own, we exclude the weakest links — hired laborers and a foreman, and, thus, reduce construction estimates. Those. – the main driving force behind such a decision is a financial issue and at the same time obtaining a quality result.

Features of self-design home

Our portal has already told in detail what features should be considered when designing a country house. Therefore, we focus on practical tips for self-builders. Most often, an independent developer, in view of the limited budget, chooses a typical home project on the Internet or designs it himself, mastering special programs.

To simplify your task, you can go to the next “trick” – take the project you like on the web and adapt it to yourself. For example, to mirror the plans of the house, change the layout, the size of the rooms, the entrance area, the location of the house on the site, etc.

Having a base, we simplify our work and gain design experience.

When self-designing a house, preference should be given to simple forms of the building, avoiding complex geometry — projections, bay windows, turrets, etc. The optimal shape of the house – a square. This will simplify the calculation of the amount of materials, the construction itself and reduce the amount of waste, and thus reduce the construction budget. We also make a simple roof – a gable, not a complicated broken one. Of course, this approach affects the overall architecture of the house in the direction of its simplification – minimalism, which not everyone can arrange, so you will have to compromise between your desires, real construction possibilities and the financial side.

As a start – a trial version, where you can “fill the hand, not bumps” – our users recommend to build an economic unit on the frame technology. Especially since the bungalow – one of the most popular things in the development of an empty area. Those. go from simple to complex. First, we do a simple project, we calculate estimates, we import building materials, we learn how to work with tools. And then the experience gained is used in the construction of a large house.

Also, do not chase a large area of the house. One option could be a one-story building, because a convenient staircase (which many people forget) requires competent calculation.

Before construction, I looked at my friends’ houses, appreciated the area and realized that building “palaces” of 200 sq. M. m – not an option. It is expensive, expensive to heat, hard to clean. Thus, the concept was born: “the second apartment in nature” – a relatively small one-story house for a family of 3-4 people with an area of 80 sq. M. m. From the stairs and the second floor, respectively, I refused. You do not run to and fro, and it takes a decent place.

In addition, “removing” the second floor, Victor got rid of the need to carry out construction work at height.

When I sat down for the project of my house, I adjusted the entire internal layout for myself. The kitchen was made angular, one side should go out to the entrance to the plot and the area in front of the house, the second – towards the bath and the area in front of the bath. So it’s easier for the wife to look after small children and cook at the same time.

Setting the base in this way, Vladimir drew the rest of the layout, going from the kitchen. Having designed the first floor, he moved to the second floor, where he planned 3 full-fledged rooms and a second bathroom. The auto-builder did not make the attic, judging that the high-grade floor + cold attic is simpler and more economical. But in the future (for this purpose, the constructive is thought out in advance) the cold attic can be insulated, turning it into a residential attic room. Those. the house is being built gradually.

First, the first floor is being prepared for settling, then, already after the entrance, after the passage of time, the second floor is finished. Thus, breaking the construction of the house into stages, you can save money by investing them gradually, which is especially important for self-builders in a limited budget.

The choice of wall material and foundation design

The choice of wall material and technology of construction of the house is one of the most important stages of any self-builder. You need to clearly know your strengths, abilities, experience, and even the propensity to work with this or that material. If we summarize the construction experience of our users, then we can say that most often they build houses of aerated concrete or frame technology on their own. Every way has its followers.

I chose aerated concrete for the construction of the house. masonry can be conducted independently, practically without attracting auxiliary force.

The size of the aerated concrete block is optimal for laying by one person, and its large format speeds up the construction of the house. The walls literally grow on the eyes. The technology is well developed. On the Internet there are a lot of projects of houses optimized for aerated concrete and, not least, aerated concrete is simply processed. It is possible to cut, saw off, grind the block on a building site, without resorting to the help of expensive tools. The laying of blocks is carried out on glue, the masonry joint is thin, which minimizes the number of cold bridges.

For more information about aerated concrete, see the article “Myths and Legends of Aerated Concrete.”

Fans of frame houses are attracted by the possibility of building almost alone. Our users have accumulated extensive construction experience using this technology.

FORUMHOUSE user Roman Moskvin (nickname nekorsakov ), independently built a house using frame technology.

Roman Moskvin FORUMHOUSE user

I chose the frame technology, because it allows you to build independently, without resorting to outside help.

The advantages of the “skeletons” can be noted in the high speed of building a house, the absence of “Wet processes” (there is no need to pour in arm-belt, dilute the masonry mortar). Construction can be conducted all year round, even in severe frost.

I worked to – 25 ° C, only it is necessary to warm well.

In order not to overdo it, lifting the frame walls on their own, our users advise to resort to such tricks – to build a frame, placing it vertically on one stand, fixing them with temporary stitches and nailing them to the bottom trim.

Such an approach would do without assistants, although it will increase the time for assembling the walls.

Another difficult moment for any builder is the right choice of the foundation. We have already talked about the nuances of choosing the foundation for a country house. but we will repeat the main rule. There is no one universal type of foundation suitable for any situation. The foundation must be calculated for a specific house and, most importantly, for a specific soil on your site. The main mistake of inexperienced developers – to make the foundation “like a neighbor’s” can lead to disastrous results.

As for the most common types of foundations among self-builders, we can distinguish pile (based on twisting screw piles), pile-grillage foundations (the grillage should hang above the ground, and not lie on the ground) and the warmed Swedish Base (USW) became popular among our users. ).

Under my carcasses, I chose UWB for the following reasons:

  • Energy efficiency, which allows you to heat a well-insulated house with a minimum of heat loss electricity, as described in detail in the topic “Cheap heating with electricity.”
  • High heat storage capacity (which is especially important for a skeleton carcass, which, unlike stone houses, does not have a high heat capacity).
  • The upper part of the slab is the finished subfloor, and all communications – water, sewer pipes, floor heating pipes and electrical cable – have already been carried out in the “body” of the slab.

USP was about 600 thousand rubles for me. (about 4 tons per square meter), but I note that you get the foundation, communications, insulation, heating, flooring and the subfloor at once. In addition, because There is no subfloor, there is no eternal problem of dampness and rotting of wooden floors.

Note: the price is for 2012.

All developers are encouraged to consider as the foundation of UWB. At a higher initial cost, then there is a significant savings in finishing. Of course, if the geology of the site allows, and there is no need for a high base or subfield.

Self-construction of a house is not only hard work, but also an exciting experience. Day after day you see the results of your work. It spurs, gives excitement, and the work goes into the hunt. The main thing is to gain knowledge, carefully plan all stages, select construction materials, choose a construction technology that is feasible for you. Calculate estimates and do not hesitate to ask questions to our consultants.

With regard to the economic benefits of self-construction of a house, then, oddly enough, this is a double-edged sword. In my case, the economic benefit turned out to be huge, but the schedule of my main work allows me to spend most of my time at the construction site.

Attempting to build on weekends, in one hand, is likely to lead to a sad result. Not having time to finish the roof, it may happen that the walls and the foundation will need to be repaired.

Of course, building on your own is possible and necessary, if you have skills, knowledge, and, most importantly, if you have time. Independent construction is a long process, however, allowing to obtain significant savings on hired labor. Especially it begins to manifest itself at the stage of finishing, when expensive works go. After all, the cost of an empty box at home is only 15-20% of the total value of the house.

Many of us dream of our own home. This is a place where we can return after a hard day’s work and spend the evening with family. If you are thinking about building your own home, then you can go two ways. The first is to take an existing house project and adapt it to the place where you plan to start construction. And the second is to develop the project of construction independently (or with the help of professionals). Undoubtedly, you are interested in the question: how to build a house with your own hands so that it fully meets your requirements and expectations?

In order to answer this question, it is necessary to consider the entire process of construction of bones. This will distribute the stages of construction of the house.

How to start building?

Have you decided to build a cottage or a country house? Fine! But first it is worth considering a few important issues that are directly related to construction.

  1. Determine the construction budget. Despite the fact that building a house yourself is much more economical than hiring professional builders for this purpose, spending here will still be considerable. Calculate this budget based on the cost of construction and repair materials, the price of land on which construction will take place and additional costs in the process of construction work;
  2. Choose a place to build. It is important to take into account the fact that the land on which you will be built must be owned. Another necessary cadastral plan with reference to the terrain. Initially, choose a site so that sources of gas, electricity and water are nearby;
  3. Solve the issue of connecting to communications. You must have written permission from the relevant authorities.
  4. Immediately determine the type of foundation of the house. In addition, it is still at the development stage of a home construction project to solve the issue of the number of floors, the entrance to the house, the shape of the roof, the material from which the walls will be made, etc.
  5. Thoroughly study the issues related to construction. Starting such a serious business is worth having at least minimal knowledge of construction. For lack of them, we advise you to turn to professionals for competent advice.

Stages of building a private house

If you want to build a truly durable and reliable home, then you should be guided by a special sequence during construction work. Consider in turn each of the stages.

Project creation

This item should be given special attention, as it is the basis of construction. It is worth considering every little thing. Decide what area your housing will be. This will allow to calculate the estimated amount of building materials and their cost.

Pay attention to such a question as the thickness of the walls. Remember that the outer area is larger than the inside. Therefore, it is precisely to focus on it in order to obtain a high-quality result.

Consider the placement of communications. Among them are sewage, water drainage and laying of electrical networks. Do not overlook the bearing elements, as well as finishing the house.

With the help of design you will be able to most conveniently locate the house on the existing land plot.

Foundation house

Remember that before you start laying the foundation it is necessary to conduct geological studies of the area. This is not at all a whim, but an extremely necessary measure that will allow you to determine the type of soil on which the house will be built, as well as the location of groundwater. You should not save on this, since the strength and durability of the entire building depends on the correct foundation.

It is important to clear the building area of debris. After cleaning, you can begin to dig a trench. Pay attention to the fact that its depth should be more than one meter, and its width – approximately 35 cm. Consider such a parameter as the height difference.

Next, formwork is installed, and after – metal reinforcement elements. After that, concrete is poured. It can be prepared, both independently, and to get ready mix in a specialized hardware store.

The main thing when building a foundation is to remember that it is he who determines the stamina and endurance of the house. This is the starting point, which has a great influence on further construction.

There are several types of foundation:

So, if you plan to build a house in which there will be a basement, but the terrain that is set aside for construction is prone to flooding the basements – choose a slab foundation. With it, you can easily build a basement.

Strip foundations have both advantages and disadvantages. But experts in the field of repair recognize that this type of foundation is several times better than slab. This foundation can be safely laid on the soil, which has a high level of water content.

The column foundation is optimally suitable for the construction of wooden houses. In case you decide to build a brick house, you should choose another option of the foundation. To build this type of foundation is somewhat more complicated than the previous two because of the area of support for the tables on the ground is not large. In this regard, the grillage washes cracks, if you do not take into account all the features of laying this foundation.

The choice of walls and roof

This stage in construction begins immediately after the foundation dries. Creating walls and roofs should be considered as a whole. For their manufacture use brick, foam block and in some cases – wood. Remember that in this case the most important to monitor the flatness of the walls. Therefore, there is little theoretical knowledge, the necessary skill.

In order to create a quality roof using tiles, slate or bitumen sheets. You choose the option that is provided in your project. It is best to work in pairs at this stage of construction. This will do the job much faster.

Features of the choice of windows

The choice of windows only at first glance may seem the easiest process throughout the construction phase. Many users today prefer metal-plastic windows. They are comfortable and practical and, moreover, have high thermal insulation and sound insulation properties. When buying windows, first of all pay attention to their reliability, because they should not allow drafts in the cold season. Modern models of double-glazed windows suggest the presence of a different design, so these windows will perfectly fit into any interior.

Door selection

Doors are of various types: entrance and interior. The first option is distinguished by its durability, because its main function is to protect the house. Choose models from solid material with a reliable double lock.

Interior doors are necessary in order to partition the space in the house. When choosing these doors you can rely on their aesthetic features. As a rule, these doors are made of different types of wood and have many options for decoration.

Question with water and water supply

This phase of construction is one of the original points in designing your home. Water in the house can come from various sources. This may be a well, a well or a centralized water supply system. To your house is to hold an external water supply, and then connect it to the internal. The quality of pipes and pumps that pump water has a great influence on the resistance of the water supply system. Therefore, treat their choice thoroughly.

What are the floors?

Initially, it is necessary to determine that modern floors are made of finishing and draft sheet. Finishing floors are different. The most commonly used option for such floors is parquet. It is easy to lay, it does not let moisture. If necessary, it is quite easy to clean.

In turn, draft floors can be concrete, bulk and wooden. You choose the option that is most suitable for you, based on the project plan of your construction.

Factors affecting the strength of the house

We can safely say that every detail in the construction of the house is important. Undoubtedly, a solid foundation is the foundation of construction work. But the presence of curved walls or leaking roof does not brighten up your new home.

Therefore, before you build a house with your own hands, pay attention to such important features as:

  • Technically properly constructed blind area;
  • High-quality waterproofing of the basement;
  • High-quality finishing materials for building walls;
  • Compliance with the rules of laying the roof.

Before you start building a house, by all means define your financial capabilities as clearly as possible, the construction work that you can do yourself, as well as those for which you will need to attract professionals.

Features of warming a private house

In order for your house to be not only cozy, but also warmly, you must take care of its warming. Various insulation materials are used for this. It may be wood, glass wool, cellulose, perlite, etc.

Insulators can be divided into several subgroups:

  • Synthetic materials. These include polyurethane and polystyrene. They provide a high level of thermal protection, but at the same time there is quite toxic. Therefore, if you are an eco-builder, then it is better to pay attention to other, safer materials;
  • Mineral fiber. They can be of animal and plant origin. These include wool, glass wool, flax, hemp. They are non-toxic and provide a high level of protection from the cold indoors;
  • Renewable materials. These include cork and cellulose. They are used more rarely in the construction of private cottages.

Each of the above components are used to insulate specific areas in the house. So, polyurethane is often used to insulate doorways and windows. It does not contain any hazardous additives, therefore it is absolutely non-toxic.

Glass wool is one of the most popular ways of home insulation, which is most often used in the modern market. True, this method has its drawbacks. The insulating properties of this material are significantly reduced due to the presence of moisture, which often appears during the cold season.

While sheep wool is absolutely resistant not only to the appearance of moisture, but also to the appearance of insect pests. Moreover, it is resistant to high temperatures. If you are an adherent of using only natural elements in construction, this material will be perfect for you.

Design your home

Design plays an important role in the construction of a private house. It is important that your idea of style coincides with the practical component of the building. However, it is completely obvious that if you have decided to build a house, then the first thing that came to your mind is the appearance of the house. Therefore, you already have the initial idea of your new home. It remains to modify this overall picture from a professional point of view.

At this stage of work (design) you can use the services of a professional architect. If you do not have the skills to work with drawings, then it is best to entrust this business to a professional. He will be able to draw your house with maximum accuracy and design it according to your wishes.

Not only the exterior, but also the inner filling of the house will be worked out here. This is the number of rooms, their location, number of floors. Think in advance where you would like to put the TV, stove, lamps. On this depends the installation of electricians and the distribution of outlets in the house.

If you decide to adhere to a certain style in advance, you should maintain in it all the elements in the house. The color scheme also plays a big role. With the help of pastel light colors you can visually enlarge the area in the house and give it a more elegant look.

Given all the above recommendations, as well as guided by building skills, you can build your dream home that will fully meet your requirements.

Option to design a private house

02.17.2017 at 18:15

Despite the fact that, according to the article, it is quite easy and feasible to build a house, I am convinced of the opposite, to entrust construction to professionals, or to buy a ready-made house. In any case, in case of independent construction, it will be necessary to hire people to dig the ground for the foundation, masons to build walls, roofers to build a roof. To build oneself only if there is time and a great desire to build oneself. Independent construction will stretch for many years. I know a friend who has been building his house for the sixth year already. It’s good that he has a place to live. Here is a fence – it’s please))

09/27/2016 at 11:25

To determine exactly the budget of construction is simply impossible. Prices for building materials are constantly fluctuating, and it is difficult to calculate everything to the smallest detail. As a rule, it is necessary to add 20% to the approximate estimate. We drew the project of our country house on paper. Although it was a draft, it still turned out that it was necessary. The first time hired workers. They were engaged in the foundation and construction of the log house itself. At first they wanted to hire specialists for the interior decoration of the house, but this is a very expensive pleasure. They finished the house themselves. A sewage system, plumbing, electrics – all this was entrusted to professionals.

09/25/2016 at 00:27

My spouse and I have already passed this thorny path. The budget, which was originally thought out to the smallest detail, eventually doubled during construction. But with the foundation did not lose. Pour tape reinforced, just in case. Although the construction of one floor was originally planned, such an idea allowed to raise two. Foam block was chosen for the walls – durable and easy to install. It is a pity that they did not pay enough attention to the project itself. Exterior came out not as original as I would like. But they were built on conscience, so now we live in a comfortable, reliable structure.

09/24/2016 at 23:08

In conclusion, the following should be said: the decision “to build a house with the use of foam concrete blocks” is quite reasonable, but only with a carefully developed project and reliable suppliers. The average price for masonry can vary from 1,000 to 2,000 rubles, depending on the region, that is, in Moscow this price will be higher than in Chelyabinsk. This price directly or indirectly includes expenses:

for design;
on the delivery of blocks;
on materials and tools. and First you need to determine:

what is the scope of work;
design complexity;
price of foam block;
average wages of bricklayers.

Good afternoon, after reading the article and watching the video, the question arose whether it was possible to design the house in the most qualitative and correct way, without a corresponding specialized education and having only a rough idea of the design. If so, which program is best to do. And what is the estimated cost of the project, if you order it from a specialist. Thank.
